There’s a beautiful land not at all far, far a way called Prosper. The name of the town means “to flourish” - what a proper moniker. Not too long ago, many of us were not very familiar with Prosper (other than perhaps hearing that one of the town’s most prominent residents is none other than Dion Sanders), but the name is no longer unfamiliar. The burgeoning city which is new enough to still have ample green space and is developed enough to have an exemplary school system is without a doubt, becoming one of the premier places to live in Collin County – and most likely will be for some time.

According to Prosper Mayor Charles Ninswanger, it’s that magical combination of big city amenities and country estate ambiance that has resulted in the city’s well-planned growth. “The key to our success has been in attracting quality development,” says Ninswanger, who has lived in Prosper for 37 years. “We’ve been able to manage the expansion and building activity to include a range of luxury product offerings that still allow us to retain the rural atmosphere that is so important to our community of outstanding homeowners.”

Nestled in the picturesque Prosper is the luxe community, Gentle Creek. Set against a lush, green landscape, this development artistically meshes quality architecture with organic surroundings. Mayor Ninswanger states, “Projects like Gentle Creek really raise the bar and set the standard for all of us who are committed to creating a legacy of excellence in Prosper for generations to come.”

The unique neighborhoods within Gentle Creek hug the indisputably outstanding Gentle Creek Golf Club – as their website astutely recommends, “Play where you live… Live where you play…”

One of the newest neighborhoods within Gentle Creek is the privately-gated haven, Gentle Creek Place. Driving into the community, you are greeted by a dramatic entrance, reminiscent of a regal estate. Continue to drive and you’ll take in the peaceful park-like setting of the private streets and open space. All around you, you’ll notice the verdant landscape and a charming pond; and by night, you’d observe that the neighborhood is illuminated by an enchanting lighting scheme. “There are 54 total home sites in Gentle Creek Place, all beautifully landscaped,” states Talmadge Tinsley, builder and developer. “Three of the finest quality custom builders in the area create the elegant homes in this development: Alford Homes, Brentwood Builders, and Kings Hollow Builders.”

Greg Alford of Alford Homes was a founding member of Hawkins-Welwood Homes, one of the area’s most renowned builders. In fact, Alford Homes, LP is a partnership with Hawkins-Welwood. Alford has been a building presence in Prosper for three years and is proud to be a part of Gentle Creek. “Gentle Creek Place is one of the last areas with space available on the golf course,” Alford explains. “It’s easy to see why so many people are moving to Prosper, and why this community in particular is becoming a sought-after place to live. Gentle Creek Place is a gated community on an exceptional golf course. There are ponds, trees, and ½-acre to 1-acre lots,” says Alford. “This neighborhood is pioneered for higher-end homes.” And Greg Alford is no stranger to upper-end communities. He honed his building skills in the Park Cities. “I can take the amenities and architecture from the $3 million Highland Park home and apply them to the $1 million Prosper home.” Along this method of operation, Alford uses the highest-quality materials and is passionate about “architectural correctness”. Prosper does have one highly-valued amenity that the Park Cities do not – space. “You can have green areas and spacious lots, and still have the luxury and highest quality home.” When it comes to location, convenience-wise, “Prosper is not as far out as people think it is initially. The Tollway is nearby – it takes me 20 minutes to get to Addison,” Alford states.

When asked about his business philosophy, Alford hesitates. “Well, I really don’t want to sound trite with this… but honestly, I try very hard to build the highest-quality homes at the best possible price; and take good care of my customers.” With 25 years in the home building industry, Greg Alford deems the most valuable asset a home builder can offer is “peace of mind”. “We select products that require minimal maintenance, and make certain that our construction methods and building sciences are technically excellent. We pay close attention to the smallest details to ensure quality. As one example, when we install windows, we use a thorough five-step caulking process to safeguard against black mold and water infiltration that far exceeds standard construction  techniques.” Beyond taking care of his customers, Alford Homes gives back to the community through regular ministry work.

And, Greg Alford indisputably builds handsome homes. Alford Homes have absolutely charming exteriors, whether stucco, brick, stone - driving by them, I felt like I was in a storybook - stately, yet elegant, homes standing substantially against lush, green oversized lots. But, this sight was no façade. The interior of the home was equally impressive. What struck me first was the ambiance. This was definitely a luxury home – details and fine craftsmanship apparent - however, the home had a refreshingly inviting character. Ample wood floors and accents give that rich, warm feel, and strategically-placed lighting lit up  the home in a resonant way. Alford kitchens boast double-stained cabinets, top-of-the-line appliances, and both kitchens and master baths are emphasized by elegant chandeliers. Spacious master baths also feature all-slab countertops and roomy showers. The bedrooms are larger-than-average, with (in most of the homes) two bedrooms downstairs and two to three upstairs, and typically all have their own bath. (For parents, that not-so-common second downstairs bedroom is surely appreciated.) This practicality is one thing that stands out about Alford. There are many noteworthy luxury home builders in Collin County; the extra thought that is represented in these practical details is of genuine value. The homes are pre-wired for sound and security systems, and all homes have a minimum-three-car garage. Alford Homes are energy efficient – they have radiant barriers in the attic which reflect heat back out of the home, and zoned air conditioning systems keep energy use low.

The peaceful beauty of Gentle Creek Place and the practical luxury of Alford Homes create the ultimate haven; if you are looking for “peace of mind” you may just find it here.

The homes in Gentle Creek Place range from 3800 square feet at about $675k to 7,000 square feet at approximately $1.5 million.  For information please contact Alford Homes at 972.429.1074.
